THE SETTING

WaterSound Beach sits on the eastern half of 30A, about 25 minutes from Northwest Florida Beaches International Airport and 45 minutes from Destin. The community runs from 30A south to the Gulf, with Deer Lake State Park on its western boundary and Camp Creek Lake, a coastal dune lake, on its eastern edge. WaterSound Beach is the one 30A community that looks north rather than south for its inspiration. Robert A.M. Stern's plan and design guidelines draw on the fishing villages of New England: weathered cedar shingles, white trim, gambrel and gable roofs, porthole windows, widow's walks, and shell-encrusted stone. Homes are large, often with multiple porches and towers oriented to the Gulf or the dunes, and the palette of silvered shingle and white trim reads as quiet and timeless against the sand and sea oats.

Because the dune field was preserved, most of the community's homes have views over open dune to the Gulf rather than over other rooftops, and the boardwalks that thread between them are the community's signature. The WaterSound Beach Design Review Board reviews all new construction and exterior changes to keep the shingle-style character consistent.
